When you are happy with the design, we can create an order form & arrange installation.

Book an installation date:

We will now arrange a start date and take a deposit. We will also outline the payment structure and dates for each installation during the progress of build.


You will have direct communication with your designated Project Coordinator throughout the entire process. This means that all communication is with one allocated person.

Detailed Planning:

You are going into the finer detail. This is where you can decide on where you would like your light fittings, sockets & switches. We will also give you an electrical plan to show your wires for future safety. We will also confirm the exact location of your garden room.

Final Chance to add Extras:

We now have an installation date booked in and 99% of your build arranged; however, from experience, we find that clients make last-minute changes. We can facilitate minor changes up to 72-hours prior to the installation date. These changes include more electrical points, such as sockets, heaters & lights, additional decking and, changes to internal paint colours (these changes do not include structural changes).

Installation & Delivery:

Our team will be on-site for the delivery of all materials, and the work will begin when our main structure is delivered. This will be pre-booked with you in advance. The foundations generally take 1-Day to complete, and the main structure takes roughly 5-7days to complete. The room may not be usable at this stage, as depending on weather conditions, the plaster could take a few days to dry.

Quality Inspection

Once the main structure is up, one of our Manager’s will visit the site and conduct a detailed inspection of the garden room to ensure they are fully satisfied with the build quality. At this time, we can answer any questions you have about your new room.

Underfloor heating is commonly installed in our garden rooms. We use electric heating mats that can be controlled by wifi. This will allow you to heat your garden room from your house prior to using it.

Each of our rooms has a range of composite styles available and benefits from premium insulation, eco-friendly foundations, and various heating options.

The Roof: Our roofs are made from highly compressed insulation and weatherproofed by a solid piece of EDPM premium roofing material. Made to retain heat and keep your heating bills low.

The Walls: With 100mm of premium insulation and a layer of composite cladding, our summerhouses retain heat and require little to no energy to keep warm.

Do I need permission from council for a summer house?

A summer house is typically considered a ‘permitted development,’ meaning you may not need planning permission from the council. However, it is important to ensure that the summer house follows certain guidelines. For instance, if the summer house is located within 2 metres of your property’s boundary, the maximum height of the building, including the roof, should be under 2.5 metres.

Typically, the largest size for a summerhouse that can be installed without requiring planning permission is one that has an overall roof height exceeding 2.5m and is situated within 2m from your property boundary. Additionally, structures with eaves taller than 2.5m, an apex roof surpassing 4m, or other roof types exceeding 3m would likely necessitate Planning Permission.

You will need to obtain the necessary planning permission if you intend to sleep in a summerhouse regularly or convert it into self-contained accommodation, like a granny annexe. This is in accordance with guidelines from the HomeOwners Alliance.

Supplying a summerhouse with electricity is a relatively small job, so you will need to decide whether it is better to hire an electrician by an hourly or day rate. Some homeowners choose to dig a trench themselves to save on costs, however, this can be tedious work and is best left to the professionals.

Before transforming your summer house into a living space, it is essential to engage with your local authorities for guidance and to secure the required planning permission. This ensures compliance with regulations and avoids any potential legal issues.
